Our process eliminates the hassles, headaches, and heartaches of the remodeling process. From beginning to end, we handle it all: design, build, project management, and everything in between. We start with:
* Preparation – Our design and construction teams work closely together as one seamless unit, eliminating the confusion and problems associated with companies who don’t have an extensive pre-construction process for home remodeling.
* Communication – We talk to each other — and to you — throughout the process. Through your personal client portal you can communicate with anyone on the team, see your material choices, view your working schedule, and check on the progress of your project including progress reports and daily logs to give you peace-of-mind and confidence in our work.
* Execution – We get the job done quickly and efficiently, always delivering on our promises. That is FTC-Final Touch Construction’s design build.

Here is an overview about how the remodeling process with us works for you.

Step 1

A Conversation and Complimentary Consultation

Every design-build project starts with a phone call to learn about you, your home, and what is your ultimate dream. If we both think we might be a good fit, we will schedule a complimentary in-home meeting to learn more and start getting inspired.
At this meeting we discuss design ideas, scope of project, timelines, budget, our professional services design agreement, and the FTC-Final Touch Construction process. We’ll walk you through our portfolio and provide further detail on the design and construction process. We also provide an estimated price range of what your project would cost based on our discussion. During this phase we will continue to get acquainted to see if we are interested in progressing. We will be unfailingly honest — telling you what will be fun — and what will not. And we will leave you with a complete guidance kit full of useful information, to help you understand not only who we are but also how projects like yours works. If we click, we’ll move to the next step which our Professional Services Design Agreement to start the design process and create an extensive project cost and schedule.

Step 2

Collaborating with Designers/Drafters through the Professional Services Design Agreement (PSDA)

To get a well designed, accurate project scope and understanding of how your material choices affect your project costs, we have an extensive, detailed pre-construction process. This includes executing our PSDA, which is separate from your Construction Contract and allows us to create, document, and provide a detailed working permittable design, detailed project scope with material choices, and fully developed estimate for your project that assures you a quality, completed project at a guaranteed price. The professional fees outlined in your PSDA covers your design services and sometimes some demolition and discovery work if required to create a guaranteed project price for you. The PSDA does not obligate you to enter into a Construction Agreement with us and you own the results of the design work covered by the PSDA. This will be delivered in a personal project binder upon completion, including permit ready plans, design selections, a detailed estimate, scope of work and initial schedule for construction.

Once we receive the executed Professional Services Design Agreement, we put you in our queue and schedule the first design meeting at your home. At this meeting we document your project with measurements and photos. We also discuss design details, materials, and preferences in greater detail and walk you through meeting with our preferred vendors to make your material selections and design choices. Through the process, your design team will present you with color renderings and floor plans to continue the conversation with your feedback and input to make this a truly collaborative experience. We will continue to refine the designs with 3D CAD plans to help you visualize your space as we assist you in making your material selections.

Step 3

Final Project Development and Design

With all or most of the results of the PSDA work completed and in hand, we will meet with you to talk through the project together to make changes, consider options, budgetary concerns and make recommendations. Our pre-construction work allows us to agree on a fixed price which is an FTC standard. We will take all the time you want to make sure that you are comfortable and confident. We will go over the scope of work, project plan, progress payments, timelines, logistics and concerns. You will meet your personal project manager and be introduced to your personal client portal through our project management software so that you can be assured of straightforward seamless communication during your project and beyond, and present you with your design binder.

Step 4

The Construction Contract

We will now have all the information to provide a guaranteed price for your project, and you will have signed off on the design and production plan. You have met your project manager and know who will be doing what to whom. We will then provide you with your Construction Contract and detailed, multi-page estimate, plus your clear payment plan for mutual signatures. We will go over and explain every deal of our straightforward Contract and make sure you are fully comfortable before we begin the invasion in your home.

Step 5

Project Management

Before we demo a single nail, we will apply for permits, schedule materials, labor and equipment. We have over 35 years of experience with permit offices in each town, county and city to save time, money, and headaches for the permit process. There will be plenty of time to ask questions and prepare your home for construction so it is the least disruptive for your family and neighbors. We will handle all the details of ordering materials, scheduling, oversite, and coordination to eliminate mistakes, delays and last minute searches for substitution. Concurrently we will diligently keep you up to date on progress and issues.

Step 6

In-Process Changes

No matter how carefully we plan your project together you may want to make some changes along the way. We are prepared to cheerfully accommodate any changes you want to make. Our Contract will explain how costs associated with your changes and the process for approval for the changes will be handled. And your personal portal will allow you to easily, and swiftly, approve the changes.

Step 7

Project Completion

During this completion phase we will meticulously inspect to ensure that craftsmanship levels have been maintained throughout the project. We will do a final review meeting with you to answer any operational questions regarding appliances, heating and cooling systems and any other operational questions. We will do a final clean up to the highest standards possible both within the project and anything on the property that we touched. We will set you up with a document for you to list anything you might run across that was not done right. And finally, you will benefit from our industry leading warranty on our work t that you will easily be able to submit through your personal client portal.
